AC/Heating:
- Washing exterior condenser unit with salt-away quarterly. Can extend the life of the unit by preventing corrosion.
- Cleaning condensate drain annually so it does not block with mold and cause a backup. So if you don't do this, your drain may clog up, fill up the pan in your attic and leak through your ceiling. Let alone, your AC will freeze up and not work properly.
Dryer Duct Cleaning:
- Dryer Vent Cleaning - Very important to keep your dryer vent open and clear of lint which can cause a fire if it gets blocked. I was told by my cleaning girls that my dryer was broken and needed to be replaced. After going round and round with Lowes, Home Depot and another appliance company, I decided to get an appliance service company to see if it could be repaired. Turned out, the dryer vent was completely clogged and was shutting down the dryer. The dryer now works absolutely fine and glad I made this decision or I would have spent money on a new dryer for no reason. I set them up to do a yearly cleaning now and would recommend for safety reasons, ALL condo owners do this on a regular schedule.
Lanai Screen Maintenance:
- Wash screens with battery powered pressure washer from inside. I have a worx hydroshot that is great and takes water from a bucket, so no hose needed. Wash quarterly. You will be amazed how clean your view becomes.
- Wipe all lanai powder coated aluminum with 303 Aerospace UV protectant. Stuff is pretty much the new armor-all and works way better than armor-all. Do annually. You can wipe the screens as well, just spray on cloth and wipe lightly.
Plumbing Fixtures/Door Handles/Shower Door Frames and most Metals (boat metals as well)
- Use Collinite Metal Wax and then go over it with Collinite protector wax. Will look new forever. Removes corrosion, prevents corrosion. Do at least annually.
Shower Glass and Mirrors
- Aquapel - Get it on Amazon. This stuff is the new rain-x. When used on a car windshield it lasts up to a year. Used on a shower door or mirror, lasts way longer. Pretty much the same thing the professional glass guys charge you $200 extra for when you want that high tech clean coating on your new shower glass. Note: Follow the directions, takes lots of elbow grease to do it, but worth the effort.
- Squeegee your shower glass and tile. If you don't already do this, it cuts cleaning down by 95%
Shower Tile and Grout
- Seal grout annually. If you have natural stone, seal this annually as well. Helps prevent mold and makes cleaning a snap. Use a small foam brush, start at top and work down one wall at a time. Wipe wall tile after application per instructions. Do floor after all walls are completed. Takes 20 min to do a shower. Turn on exhaust fan in bathroom. Stuff smells really strong.
