All Rentals are required by the BIC Association to complete the following document and submit it online. This is required for Hurricane Notification Purposes, Safety Notices, and to understand who is on the property aside from Condo Owners.

Tenant/Guest Rules and Regulations Highlights
 
This condensed form of Tenant/Guest Rules & Regulations is a convenient summary of the Bocilla Island Club Rules and Regulations.  The Rules and Regulations as set forth in the 6-17-2023 Revision, Bocilla Island Club, Inc., Full Rules and Regulations, shall remain the overall governing document.
 
1.    HOURS OF OPERATION:
  • Pools:  Dawn to dusk.   Tennis & Shuffleboard Courts:  8:00 am to dusk.
  • Pickleball play on the tennis courts is limited to Mon Wed, and Sat from 9AM to noon.
 
2.    QUIET HOURS:  10:00 pm to 8:00 am.
 
3.    CONTACT NUMBERS:
  • Owner or owner’s agent is your 24-hour contact.
  • Emergency, dial 911 or call Lee County Sheriff’s Office 239-477-1000.
  • Manager’s office number 239-309-0622.  Email is bocillamgr@gmail.com. Part time office hours. 
4.      OCCUPANCY:  The maximum number of persons allowed per unit is six (6).
 
5.      NO PETS:  Although unit owners may have pets, tenants and guests are not permitted to have pets on the property.
 
6.      CHILDREN:  Children are welcome accompanied by a responsible adult.  Persons under the age of 18 may not lease a unit and may not be the sole resident of a unit.  Adult residents are responsible for the observance of these Rules & Regulations by any children staying in the unit.
 
7.      USE OF THE UNIT:  Units may be used only for single-family residential purposes.  No action shall interfere with the rights, comforts, and conveniences of others.  Quiet hours require volume control that cannot be heard outside the unit.
 
8.      SPEED LIMIT:  9 MPH throughout the property.  Drive slowly, yield to pedestrians, children, animals, strollers, wheelchairs, bicycles, tricycles, and golf carts.  Obey all signs.
 
9.      PARKING:
  • Vehicle, boat, and trailer parking is permitted in the assigned parking space(s) appurtenant to each unit.
  • Buildings A thru F each have two (2) assigned parking spaces under the respective unit.  Vehicle, boat, and trailer parking is permitted in these spaces. 
  • Buildings G thru N each have one (1) assigned parking space under the buildings.  Vehicle, boat and trailer parking is permitted in these spaces.  Each of these buildings has three (3) additional “visitor” parking spaces.  These are for vehicles only (no boats or trailers) and are for short-term use by guests or visitors on a first-come, first served basis.  Additional vehicle parking is available on the road (Bocilla Island Club Drive) in front of buildings H, I, and J as indicated between signs.
  • Overnight parking, and trailer parking is prohibited on (Bocilla Island Club Drive)
  • Vehicles must fit correctly into the unit’s parking space and not impede access to stairs, storage/utility closets, or footpaths.  Vehicles may not protrude out from parking spaces and thus block the path for turning or for parking for any unit or block the fire lane in case of emergency vehicles.  Vehicles parked in spaces next to stairwells must be pulled into the space far enough so as not to block the stairwell.
  • Overhead clearance for parking under buildings G and H is approximately 6.5 feet.  For all other buildings the overhead clearance is approximately 7 feet.
  • Oversize vehicles are those that do not fit correctly into a parking space as described above.  Oversize vehicles are NOT permitted to park on Association property.  Parking for these vehicles, boats, and trailers may be available behind Capt. Con’s Restaurant at 8421 Main St. or at the Bokeelia Public Boat Ramp at 7290 Barrancas Ave.
  • Parking in another unit’s space is not allowed without the express permission of that unit owner.
  • Any vehicle, boat, or trailer not parked in accordance with these rules may be towed by the Association at the expense of the owner.
10.  TRASH:  All trash must be carried to the proper receptacles.  Sealed trash bags should be placed in the dumpsters located behind the white gate in the Useppa north parking lot.  Closed the lids of the dumpsters and close the white gate after dropping off trash.  Separate recycle containers are located outside the white gate next to the dumpsters for papers, cans, bottles, and plastics.  Do not leave trash at the fishing pier, boat docks, pools, grilling areas, on entry decks, or in parking areas.
 
11.  MOTOR OIL:  Oil must never be disposed of in toilets, drains, or open waters and must never get into the sewer plant.  This will result in the plant being shut down and possibly the Florida DEP being called in.
 
12.  GRILLING:  Use the grills provided in the barbeque areas.  If you bring your own charcoal grill, use it in the same barbeque areas.  Propane grills are not authorized for use on the Association property.   Children under 18 are permitted in the grilling areas when accompanied by an adult.  Clean the grill after each use.  Extinguish embers and use the ash cans provided.
 
13.  POOL RULES:  Read the posted rules.  Bathing suits are required, no night swimming, no diving, no running, pushing, or throwing in the pools.  In accordance with the Health Department, shower prior to entering the pool.  No large rafts, floats, or tubes are permitted, only small swimming aids are allowed.  Children under 12 must be supervised by an adult who remains present inside the pool fence perimeter.  No glass, animals, or cooking in the pool areas.  Do not move furniture outside the fence and do not remove umbrellas from the table bases.  Do not leave toys, towels, or other items in the pool areas or pool clubhouses.  Take them back to your unit when you leave or they will be disposed of.  Remove your trash from the area before leaving.
 
14.  ENTRY DECKS APPEARANCE/ACCESS:  Personal items such as towels, clothes, rugs, etc., may not be hung over the railings.  Maintain a 42” clearance on the entry decks.  Decorative hanging items such as bird feeders are not permitted.
 
15.  LOCKS:  Lock doors and windows when the unit is unoccupied to protect from sudden storms and to maintain security.
 
16.  DOCKING:  Inquire in advance about your exact boat slip assignment.  Know the maximum length for a boat allowed in that slip.  You may not dock any boat in a slip not owned by your condo owner who is renting their unit to you. Boaters are responsible for securing their own boats against tides, theft, and animals.  Do not remove lines or jeopardize the security of any other boat.  Boats may not be rafted together to extend over the boundary line of the slip. 
 
17.  WATER HOSE:  Use only the hose spigot attached to the unit or the dock slip.  Dock water and hoses must be turned completely off.  If any leaks are found, please report it to the Manager immediately.  Do not turn on or off the water main valve for any other unit or slip.  If using the fish cleaning station, hose it down when finished and ensure the water is then turned off.
 
18.  CANOES/KAYAKS/BIKES:  Canoes, kayaks, and bikes may be parked within the confines of the parking space.  Do not store under a stairwell or air conditioning platform or in the structural tension bars of the building.  Kayaks and canoes may be launched behind building G where there is a ladder from the boardwalk going down to the water, or in front of building A on the right side of the fishing pier where there is a path to the water through the rip-rap rock barrier.
 
19.  SMOKING:  Smoking is only allowed outside.  There are stands for cigarette butt disposals at both pools.  No butts should be thrown on the ground, on the pool grounds, on footpaths, driveways, the local waters, or other areas.  Please be conscientious of others around so as not to disturb them with cigarette smoke.
 
20.  CLUBHOUSE RESERVATIONS:  The south pool clubhouse may be reserved for private gatherings (the pool remains open to all).  If you wish to reserve it for a private function contact the Manager and request the time and date, provide a cleaning deposit of $300 and a contact number.  The deposit will be refunded if the pool clubhouse is left in excellent condition.
 
21.  FIRE HAZARDS: Gasoline, propane, and other volatile flammables shall not be stored in buildings, 
vehicles or in the parking areas, stairwells, or storage closets. 
  • Exception for contractors engaged by BIC Association for the purposes of landscaping or other Association business where fuel is not under buildings at any time. 
  • Exception for temporary use approval: Size limitation of 5-gallon temporary use “approved” safety gas cans as long as cans are not left unattended at any time once on BIC property. 
  • Acceptable Storage of empty gas cans. Empty and fully evaporated gas cans are allowed to be stored as long as the following procedure is followed prior to storage. Cans must be emptied of liquid, cap removed and left in open air outside for 24 hours prior to replacing cap and placing in storage. Diligence must ensure that no gas vapors exist in empty cans prior to storage. 
  • Vehicles with auxiliary fuel tanks exceeding 5 gallons used for fuel transportation or distribution are not permitted on BIC association property at any time. e. Fuel distribution systems are not permitted to be used to fill boats on any BIC property aside from those available at the Useppa Gas Dock which is licensed for this service. 
  • Vehicles with pre-mounted fuel distribution systems are not allowed on BIC association property (removal of this equipment is required prior to bringing vehicles with auxiliary tanks used for distribution onto BIC association property). Exception for properly licensed, trained, registered, certified and insured providers of fuel delivery and distribution specifically covering BIC association property.
